Decent colonizers Pvt. Ltd Director Mr. Avinash Singh Jawa has been arrested by delhi police (Dwarka Police Station Sec 16) on the charges of forgery . An FIR has been filled against him 530/14 dated 11.08.2014..
Company has failed to deliver the project with the name Omega City at Neemrana Behror Kotputli Rajasthan and also in refunding back the investors money.
There are more than 1113 investor in the said project.
The Decent colonizers Pvt. Ltd group claims to be a professional managed group with over 10 Years Experience in real estate market.
The company comes under the category of real estate groups and was in the business of making, developing and selling of Residential plots, Flats, Villas, Farmhouses and townships projects.
The company claims to have already completed projects as Pink Valley, Decent City, Jawa Residency, Pink Saphire and Jawa Greens. Mostly projects are located on Delhi –Jaipur highway.
The project in subject was the ongoing project of the company launched three years back with the name Omega City at Neemrana Behror Kotputli NH-8, in 2010 with the completion date of Mar2013. The company has promised the project features as Delhi-Jaipur Highway location, strategic and independent township, well laid out park, well developed blocks, cyber age township, rain water harvesting/water recycling, gravel pathways and water bodies, Adjoining FIICO Industrial Area, 24 X 7 Water Supplies, Swimming Pool, 24 X 7 Securities, Gated project, Freehold Plots, Vastu Friendly Layout and Design.
Plots Size: 120,160,200,250,300 sqyd.
Total Plots: 1113
The company has promised investors the following buyback guarantee on company letterhead.
“Assured return in the form of buy back arrangement of 12% per annum on investment in omega city project at Behror Kotputli Rajasthan.”
“The company assures a minimum appreciation of 24% after 2years on the amount invested by its valued client in omega city project and also undertake to repay the principal amount together with simple interest @12% per annum. This scheme will be applicable only to those valued client who have never defaulted in the payment schedule”.
Now when the company has failed to deliver the project as it is yet not approved , buyers are approaching this builder for money back assured by him. The builder was providing the Post-dated cheques for principal amount that too for Mar –Apr 2015. To manage & escape he has hired another person name Darshan Singh as Director in this firm, who is signing the PDCs rather than actual owner so that no one can file any complain against him.
Moreover the contact persons whom we used to communicate with, regarding the payment and other official issues has no traces now. Mr. Ajay Srivastav (9899144685) and Mr. Pankaj Arora and some other office persons are not traceable now. All are absconding.

4. Major Concerns:
A. Who is the original landholder.
B. Has the land been actually transferred to the company’s name.
C. The land comes under which government authority. Rajasthan or Haryana.
D. Whether all the approval has been granted to the builder/company by the authority. If not then how the project has been launched.
E. What are all approvals and NOC required. . Is there any legal/statutory records of the project.
F. Who are the govt officials directly involved in the approvals of the project.
G. Will govt. put this case in some fast track courts or not for the benefit of investors.
H. Whether the case will be handled by police or CBI.
5. Investors Dilemma: There are few questions jumbled up in the investors mind

B. Whom to contact.
C. How the individual investor will show his involvement/concerns in the case.
D. No idea of legal procedures and complications. The case hearing is already started in court. In such case how to get connected with the whole movement.
