UNFORTUNATELY I am an HDFC Customer who wanted to take a home loan from you but got stuck in the web of false promises and their consequences. By the end of this email, you will definitely understand and (may be) agree also why I am saying so. This is JUST an attempt by an ordinary customer to sort things out at the HDFC level within HDFC Bank Ltd before exploring the other options including RBI and consumer court. This could well come out as scam to get the customer’s hard earned money to show the profits on Bank’s Balance Sheets. I hope HDFC bank will have patience to go through this mail.

The HDFC Bank Branch applicable (or rather in question) is Bangalore – Jayanagar 9th Block Branch and employees are Nisha Ramesh, Adi Narayan and THE BRANCH MANAGER (I dont have the name but I am sure you can easily find it out)
I had contacted Mr. Adi Narayan from HDFC Bank (Jayanagar 9th Block Branch, Bangalore) regarding my Home Loan needs during early October 2015. During the conversation, I was informed about the pre-approval Home Loan process which as per my understanding the process of loan approval before I have any property on hand to buy. As per the discussion with Mr. Adi Narayan, I can pay INR 11,400 as a Pre-Approval Loan Processing Fees. As promised by Mr. Adi Narayan, INR 2500 will be the deduction as the processing charges ( so the refundable amount will be around INR 8900) in case of not opting for the Loan.
As a part of above mentioned process, I paid INR 11400 on 28th of October through HDFC Bank Cheque (which was further processed on 16 Nov 2015). I had submitted all the required documents and loan of 15,50,000 was pre-approved as communicated through email on 19 Nov 2015.
Due to my personal reasons, I did not want to avail the Home Loan and wanted to get the refund (of around INR 8900 out of total processing Fee of INR 11400) after applicable deduction of INR 2600 as promised by Mr. Adi Narayan.
This was the point when I realized the BIG mistake I had made by approaching HDFC bank. As the very first step, I contacted Mr. Adi Narayan who refused to agree on ANY POSSIBLE REFUND citing HDFC Policies. He never gave this information through email When insisted.
After ignoring my call repeatedly, one fine day I could reach him but I was told to contact Miss Nisha Ramesh. ( Ideally it should have been that HDFC Bank contacts customer rather than customer is required to contact someone from bank in this scenario.)
I sent an email to Miss Nisha Ramesh on 11-Feb-2016. I got the reply on Feb 15 with the details as “Currently, if the loan is closed, the fees will not be refunded.” This was totally opposite to what I was promised before by Mr. Adi Narayan.
When the communication continued on emails, as per another mail reply from Nisha dated 24-Feb-2016 6:54 pm, it was mentioned that “If property papers are submitted, fees for legal & technical are included in the same”. I would like to bring to your NOTICE that again this is not the case. This scenario is OUT OF THE PICTURE tried to be depicted as loan was just in pre-approval stage and actual loan against any property was not borrowed. Property is yet to be purchased and the whole exercise is to speed up the loan process whenever I buy the property.
I decided to contact her in person at the branch where she tried avoiding me and kept me waiting for more than 2 hrs citing she was very busy. When asked about the exact details of the processing fee deductions, she told about no refund is applicable and refused to give any details for the deductions. (Please note that at this stage HDFC bank is saying me that NO REFUND IS APPLICABLE which is going to be proved wrong in just few seconds.)
I decided to approach the Branch Manager to bring this matter to closure. Initially, he also DID NOT acknowledge that the refund is applicable. (Please note that so far refund is not applicable.)
Slowly he started getting angry and behaved very rudely saying he had other customers to handle as if I was not the HDFC Customer. He said he did not know any Adi Narayan and get the money from him. It was a pathetic experience with HDFC bank.
When I became firm on my refund, then he became soft and started acknowledging the applicable refund. At the end, he agreed to pay INR 2565 which was also acknowledged through mail later on. He wanted to close the matter by forcing me to accept the offer of INR 2565 refund or told me to get out of his cabin. (Please note that now HDFC bank has changed its stand from No Refund to Some Refund. I don’t know how quickly HDFC bank policies change and at the discretion of the Branch manager)
I HAVE ALREADY CONFIRMED WITH OTHER HDFC BRANCHES THAT THE APPLICABLE REFUND IN MY CASE IS AROUND INR 8900 AND DEDUCTIONS ARE ONLY OF INR 2565. I DO HAVE CONVERSATION AUDIOS FROM THE BRANCHES AS WELL AS FROM THE CUSTOMER CARE AND CAN BE PRODUCED IF REQUIRED TO DO SO.
I would like to request you in a last attempt to sort this matter out and refund me my hard earned money.
